HOA approval for solar panels
Many states limit how far an HOA can restrict solar panels, but most still let the HOA review placement and appearance. A complete request that shows the layout and equipment usually gets through quickly.
What HOAs can usually still check
- Placement: preferring roof planes that face away from the street, when that doesn't cut output much.
- Equipment: visible conduit, inverters and mounting hardware.
- Color: panels and frames, often black on dark roofs.
- Ground mounts: these get more review than roof systems.
- Responsibility: insurance, roof warranty and who maintains the system.
What to include in your request
- The architectural request form, filled in and signed
- The installer's layout drawing showing panel locations on the roof
- Panel and inverter spec sheets
- Photos or renderings from the street
- Conduit routing and equipment locations
- Installer name, license and insurance
Solar access laws
States including California, Florida, Texas, Arizona and Colorado have laws that limit HOA restrictions on solar. They generally stop an HOA from banning panels or adding rules that significantly raise cost or reduce output, while still allowing reasonable rules on placement and appearance. The details vary by state.
Do solar panels need a city permit?
Almost always. Solar systems need building and electrical permits and a utility interconnection agreement. Your installer usually handles all three.
Common questions
Can my HOA deny solar panels?
In states with solar access laws, an HOA generally can't ban them, but it can set reasonable rules on placement and appearance. Elsewhere, your CC&Rs control.
Can the HOA make me put panels on the back of the roof?
Often, if it doesn't significantly reduce output or raise cost. Some states set specific limits on what counts as significant.
Does a home battery need HOA approval?
Batteries in a garage or out of sight usually need little or no review. Equipment mounted outside may need approval.
