FAQ

Questions homeowners ask.

Straight answers on documents, permits, AI models and privacy.

Is this legal advice?

No. It prepares documents and explains your rules. For disputes or fines, talk to a real-estate attorney.

Do I need my HOA's documents?

For the best results, yes. Without them you get general guidance and a list of what to request.

Will my HOA accept these documents?

They follow the format committees expect and cite your HOA's rules. If your HOA has its own form, we mirror it. Everything goes into one packet, in the order the committee reads it.

Do I need drawings or a survey?

We draw a plan and side view from your measurements, to scale, for decks, patios, pergolas, fences and sheds. They're schematic, not a survey: if your HOA wants the recorded survey or plot plan, upload it and it goes in first.

Can neighbors sign online?

Yes. Each neighbor gets a link, reads the notice and signs on their phone. Signed names fill the notice, and your own signature goes on every form that needs it.

What about city permits?

You get a checklist with typical requirements, fees and timelines. Confirm with your building department before you build.

Which AI models can I use?

Any model on OpenRouter: free models, Claude, GPT, Gemini, Llama, DeepSeek and more. Pick one per project. On Claude Max or Team, connect your Anthropic key to spend your plan's credits.

Do I need my own OpenRouter key?

No. Free models work without one. Add your key in Settings to use paid models at provider prices.

What does it cost?

Free to start. Paid models bill your own OpenRouter key, usually cents per review, or your Claude plan's credits.

Is my information private?

Your documents stay in your account and are only used for your project.

Ready when your HOA is.

Your submission packet in minutes. Free to try.
